PAYMENT: You are responsible for full payment for the entire rental period. 50% Total cost of stay due to book, due in full 60 days prior to arrival. Payments must be made by check or Accepted Credit Card. In the event payment is made by check tenant will provide owner with a credit card number in lieu of a damage deposit to cover any potential loss. Checks accepted as long as payment is made in full at least 31 days prior to arrival date. Reservation is not confirmed until payment is posted. Failure to make payments according to this agreement will result in cancellation.
TRIP CANCELLATION & TRAVEL INSURANCE OPT OUT: Trip Cancellation and Travel Insurance protection has been included with your reservation and will be a part of your initial rental deposit payment. Trip Cancellation and Travel Insurance is intended to provide protection to you against losses for certain pre-paid non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your travel investment and force you to incur unplanned additional costs. In addition, Washington DC Five Star Vacation Rentals LLC. cannot refund rental deposit payments due to circumstances beyond our control, including but not limited to hurricane or storm-caused evacuations, road closures, inclement weather, or any illness or injury to someone within your traveling party that may cause you to cancel your trip. For these reasons, we recommend that you purchase this valuable protection, which includes benefits such as medical coverage, travel delay benefits, 24/7 emergency services and more (described in full in specific program documentation we will provide you upon request). However, if you do not wish to purchase this Trip Cancellation and Travel Insurance, please sign below and deduct the Trip Cancellation and Travel Insurance plan cost from your initial rental deposit due. By signing below, you acknowledge you have read and understand our cancellation policy and choose not to purchase Trip Cancellation and Travel Insurance for this reservation.
OCCUPANTS: Only the number of adults and children specified in this Rental Agreement are allowed to stay as guests for this rental. Number of occupants specified in this rental agreement is the maximum occupants allowed on the property at any time unless permission is made in writing from management. If more than the maximum number is found to be occupying the leased property you agree $100.00 per person will be charged to the credit card. Additionally, this Agreement may be immediately terminated without refund.
SECURITY DEPOSIT WAIVER FEE – MANDATORY: In lieu of submitting a security deposit, property Renters are required to secure property rental with a security deposit wavier fee that covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to Washington D.C. Five Star Vacation Rentals prior to your check-out. Coverage is based on fee charged to your rental as follows:

Fee $59 Damage Covered $2,000
Fee $89 Damage Covered $3,000
Guests will be responsible for any damages to the home or theft of items from the home. Please report any damage upon occurrence. Inspectors walk through each unit after check-out to insure the property is left in good order. The guest’s credit card charges may include, but are not limited to: unauthorized late check-outs and unwarranted service calls. If a fee is charged, an explanation will be provided.
DAMAGES: You agree to indemnify and save owner and property managers harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by you, your guests or invitees. You shall be responsible for all damage, breakage and /or loss to the premises, except normal wear and tear and unavoidable casualties (deemed by Managers of Property) which may result from Occupancy. You agree that all pipes, wires, glass, plumbing, household contents, etc., other equipment and fixtures will be in the same condition as at the beginning of your stay, or may put in during the term of the lease, reasonable wear and tear and damage by unavoidable fire and casualty only exception.
PETS: No pets are allowed on the property without written consent from management. Only dogs considered.
CONFIRMATION: Guest will be notified when we have received the initial payment and reservation will be confirmed. Balance due for the rental shall be paid 60 days prior to arrival date. Reservations are not made without payment. If you do not receive conformation of booking or receipt of payment within 24 hours please contact us.
USE: This Agreement may not be assigned or the property sublet, and is for the Tenant’s use only. No changes to, or changing of locks to the property are permitted. You may not use premises as a location for amateur or professional film/video without prior consent and arrangement with property managers/ owners.
ENTRY: Owner or management may enter the premises immediately in the event of an emergency, in order to perform necessary repairs and/or maintenance; and with 24 hours’ notice, for normal maintenance or to show a prospective renter.
CANCELLATION POLICY: For cancellations made 60 days or more prior to the arrival date and with the exception of special events, please refer to our web site regarding special events. In the event of a non-special event reservation, the guest is entitled to a full refund less a 15% cancellation fee. All cancellations must be made in writing to firstname.lastname@example.org and acknowledged by Washington D.C. Five Star Vacation Rentals LLC. Cancellations made within 60 days of arrival date are non-refundable. Cancellations made on stays longer than 10 days are non-refundable. THERE IS ABSOLUTELY NO CANCELLATION POLICY FOR SPECIAL EVENTS.

CHECK-IN CALL: The “Check-in Call” process is an important step in your arrival. The acknowledgement arrangements with our staff must be done prior to your arrival or your check in may be delayed. Please note: The person who signs the rental contract is considered to be the “Primary Guest.” This person is the sole person designated to communicate with the owner or his/her representative. This person is also responsible with providing any additional guest with this same information. We will send via e-mail a Welcome Letter with check-in procedures. PLEASE ACKNOWLDEGE RECEIPT OF THIS LETTER AT LEAST 48 HOURS PRIOR TO CHECK IN. This Welcome Letter will contain check-in procedures and instructions on how to get the keys to the property. The check-in phone number is provided to the Primary Guest with the final rental confirmation when final payment for the rent is received. Please do not have anyone other than the Primary Guest contact us for check-in instructions or directions to the property. Again it is your responsibility to provide all of your guests with the rental agreement and welcome letter information.
Once checked in please do a thorough inspection of the property and contact us immediately of any damages or dissatisfaction. If we do not receive written notice within 1 hour of your arrival to firstname.lastname@example.org you accept the condition of the property. In the event the guest does not notify management within this time period, guest agrees it will be considered acceptance of the property in its present condition. Guests assume all responsibility for their own behavior as well as that of their guests, and agree to abide by all rules and regulations of the property.
GUEST RESPONSIBILITIES: This is a smoke-free house. THERE IS ABSOLUTELY NO SMOKING INDOORS. Smoking is only permitted outdoors.
Our properties are privately owned and are located in residential neighborhoods and are not suitable for loud parties. Should guest’s behavior necessitate eviction prompted by a complaint or other noise violation set forth by the local jurisdiction, all prepaid rents shall be considered earned. Guests are responsible for the timely return of any rental forms, including but not limited to Rental Agreements, security deposit forms, check in procedures forms and any required lease approval forms.
All homes are furnished with the basic amenities of home. However, during your stay if you run out of some consumable items, i.e. toilet paper, paper towels, dish washing liquid, laundry detergent and propane gas for grills, they may need to be replenished by guests.
RECEIVING MAIL: Do not have personal mail forwarded to this property as most owners have a forwarding order in effect and your mail may be forwarded to them. We will take no responsibility for any mail or packages sent this properties address.
KEYS: The welcome letter will contain information regarding the number of keys to the property. If the correct number is not present upon checking in please notify email@example.com. The guest agrees to return all keys or pay a $50 fee per set lost. If you become locked out of the property during your stay you will be charged a $100 fee. If the property has parking the guest is responsible for returning any garage door openers or key fobs. If any of these devices are not returned there is a $250 fee.
UTILITIES: The heating and air conditioning system was specially designed for the property. When arriving at the property please adjust the thermostat to your comfort level. Please do not run the system with doors and windows open. Please report any utility problems to the contacts listed in the welcome letter. Immediately report any running or dripping toilets or faucets.
OUTDOOR AREAS: This property is located in a residential neighborhood and is not suitable to stage loud parties. No music, parties or loud gatherings whatsoever are allowed outdoors. Access to outside areas is limited to 8:00 AM to sunset. There is a very strict noise ordinance in D.C. any visits by the police due to noise violations will void this contract and stay will be lost without refund. No music is permitted outdoors.
PROPERTIES WITH ROOF DECK: No access to roof deck w/o written approval from the representative prior to check-in. The use of the roof is prohibited for children under twelve years of age, children over twelve years of age must be accompanied at all times on the roof by an adult over twenty one years of age. Absolutely no children under the age of 7 are allowed on the roof deck at any time.
Should guest’s behavior necessitate eviction including a complaint of noise or any violation set forth by the city of Washington, DC all prepaid rents and deposits shall be considered earned. Guests are responsible for the completion and timely return of any rental forms, including but not limited to the Rental Agreement, security deposit forms, check in procedure forms and any required lease approval forms.
Check-out Procedure: Properties must be vacated by 10:00 am.
Please call our check-out number the day of departure. Properties must be vacated by 10:00 am. Please understand we must have access to prepare the property for our next arrival which could be on the same day. Housekeeping and maintenance people must have access to the property from 10:00 am to 4:00 pm for cleaning and maintenance.
Late Check-Out: Please do not expect or plan on a late check-out. If there are no new guests scheduled to arrive on the date of your departure, a late check-out may be possible and can be requested as stated above. However, the late check-out is subject to approval by management and is only possible if no new guests are scheduled to arrive on the day of your departure.
Note: There may be a charge for a late check-out.
CLEANING FEE: There is a one-time departure cleaning fee for this property. Please leave the property in an orderly fashion, i.e. as you found it. If the house requires extraordinary, “beyond normal” cleaning, your security deposit may be charged for this service. This would include, but not be limited to, make-up stains on bed linens. Please load and run the dishwasher prior to departure. Leave kitchen in a tidy manor without dirty dishes.
Please make arrangements for check-out time at least 48 hours prior to departure. Please conduct a thorough inspection of the property prior to your departure and be certain to remove all of your personal property. We are not responsible for any personal property left behind.
After check-out the owner of the property is not responsible for items left behind. Please make sure you remove all personal belongings from the property.
We agree to provide clean, comfortable accommodations for guests. In the event of circumstances beyond our control, the manager reserves the right to refund guests money or provide substitute accommodations of equal or better value due to circumstances beyond our control. Agreement is not valid until payment is made and acknowledged by manager.
